Floor – Basic
Includes walls, windows, doors, openings, posts and attached decks.
Floor – Detailed
Basic floor plan plus plumbing fixtures, soffits, window type, shelving, cabinets, counters, appliances, exposed beams, penetrations, HVAC registers and railings.
Diagrams
Diagram floor plans are ultra low detail floor plans including walls and openings. No other structural details provided. This is the fastest plan available, useful for accurate square foot calculations and space planning.
Elevations – Basic
Only crucial structural details captured using single line representation. Elements included are walls, windows, doors, stairs, chimney, posts, beams, roof and attached decks.
Elevations – Detailed
Structural details including highly articulated walls, windows, doors, stairs, attached decks, railing, fascia, chimneys, skylights, trim, ornamentation and finish material annotations. Dimensions include floor to floor, floor to ceiling and header heights.
Sections
A view of the structure as if it has been cut in half from roof to foundation. Observable structural data such as lumber size and spacing is provided where applicable. Does not include interior elevation data but will show single line representation of structural details and major built-ins.
Site Plan
Locates structures, includes a roof plan and documents all changes from hardscape to softscape. The site plan also includes power drop, exposed utilities, and adjacent buildings within 10' of property lines that are assumed from the tax assessor's map. Does not include topography or property line determinations and in no way represents a survey.
Roof Plan
Documents the roof outline including valleys, ridges, hips, slope drainage, parapet walls, skylights, chimneys and building line. Custom add-ons include vents, HVAC ducting and mechanical equipment.
Interior Elevations
All attached elements on a wall with a highly detailed focus. Trim, molding, electrical fixtures, receptacles, plumbing elements, counters, cabinets and shelving.
Reflected Ceiling
A floor plan of the ceiling with correctly sized lighting fixtures, molding, ornamentation, HVAC, soffits, exposed beams and T-bar framing where applicable.
Electric & Lighting
Includes lighting, receptacles, switches, control panels, and communication devices. No wire diagram.
Foundation
Includes footings, foundation wall framing, columns, piers, posts, girders, sills, joist spacing and slabs. Observable data only.
BOMA
BOMA chart delineating usable and rentable areas with floor plans per ANSI standards. Floor Plan required.
